Client Objectives:
Investigate facility to identify cause of excessive mold and mildew within guestrooms
Remove and replace existing sliding glass doors and windows in guestrooms to address problems with interior condensation
Rework fresh air HVAC intake at each guestroom to help address air balancing problems which were having a negative effect on interior condensation
Provide a complete exterior waterproofing program including sealant replacement balcony waterproofing and exterior waterproof coating
Solution:
The biggest obstacle to overcome
in the design phase was the requirement to schedule the guestroom door
and window replacement with the separate interior renovation
project. The doors and windows had to be removed and replaced on
each floor during the time the floor was shut down for interior renovation.
This required the door and window work to be scheduled in a horizontal
method by floor, but the work had to coordinate with the exterior
waterproofing being scheduled in a vertical manner according to swing
stage drops for the ten-story facility.
The scheduling problems were addressed by working with window and sliding glass door manufacturers to develop detailing which would allow the complete removal of existing doors and windows and the complete installation of new doors and windows from the interior of the guestrooms. Detailing was developed which allowed sealants to be placed from the interior in a manner which would provide temporary waterproofing for the non-operable windows until the long-term waterproofing could be installed at the exterior from the swing stage. These procedures allowed efficient scheduling for both the door and window replacement crews. The new door and window design also included a mechanical louver to address the revised volume of fresh air intake for the guestroom HVAC systems.
The exterior waterproofing features of the stucco facade had deteriorated. This was addressed with complete replacement of exterior sealants, providing repair to areas of cracked and damaged stucco, the application of waterproof slip-resistant coatings at balconies, and installing a new railing cap at guestroom balconies. A two-color exterior design was developed to highlight and accentuate the design of the existing building.
At public areas of the hotel, portions of the storefront glass and entry areas were replaced. The main entry was updated with an automatic revolving door and an automatic handicap door. The secondary entry received new automatic sliding doors. Meeting rooms at the fourth floor level received new storefront windows and new access doors to the adjacent balconies.
Outcomes:
The project budget for this 440 guestroom hotel was $2,786,753.00. The project was completed in eight months allowing the separate interior renovation project to be completed within the same time period. Final construction costs for the door and window replacement and waterproofing project came in under budget at $2,597,986.00.
